Ask a seasonal owner what worries them most about remodeling while they are away, and it is rarely the tile. It is a quieter, deeper question: who is actually in my house while I am not there? One owner told us she had not been inside her condo in four years and worked with her contractor entirely by phone. That kind of trust is not automatic — it is built, and a Home Watch company is a big part of how.
What Home Watch actually does
A Home Watch service performs regular visual inspections of a vacant home and reports back. On a typical visit they check for leaks and water intrusion, look for pests and mold, confirm the A/C and humidity are holding, run water, check doors and windows, and make sure nothing is amiss after a storm. They are a trained set of eyes on your home while you are gone.
What it is not
It helps to know the limits. Home Watch is not a cleaning service, not a property manager collecting rent, and not a security guard sitting on site. It is periodic inspection and reporting. Many companies offer concierge add-ons — meeting a contractor, waiting for a delivery, arranging a cleaner — but those are extra services, not the core job. Knowing the difference helps you build the right team.
How to choose a good one
Not all Home Watch companies are equal. Worth checking before you hire:
- Accreditation. Look for membership or accreditation with the National Home Watch Association (NHWA), which sets standards and requires background checks.
- Insurance and bonding. They should carry general liability and be bonded, since they hold access to your home.
- Reporting. Ask to see a sample report. Good ones send time-stamped photos after every visit through an app.
- Frequency. Weekly is common; confirm what you are paying for and whether it changes in storm season.
- References. Neighbors in your building are the best source.
How it is usually priced
Most Home Watch companies charge a monthly fee based on the size of the home and how often they visit, with concierge tasks billed separately. It is a modest cost next to the value of catching a slow leak or an A/C failure before it becomes a five-figure repair — and during a remodel, that independent oversight is worth even more.
How Home Watch and your contractor work together
During a remodel, your Home Watch becomes your oversight on the ground. A good arrangement usually looks like this:
- The Home Watch holds or coordinates access, so you know exactly who is being let in and when.
- They lay eyes on the work between the contractor’s updates and flag anything that looks off.
- Everyone shares the same information — ideally you, your Home Watch, and your contractor are all seeing the same weekly photos.
Clarify who is responsible for what up front. The contractor is responsible for the work and the site; the Home Watch is your independent check. Those two roles reinforce each other, and together they answer the “who is in my house” question completely.
Set this up before work starts
Before the first day, make sure your contractor and Home Watch have each other’s contact information, that access and hours are agreed in writing, and that you have named a single point of contact on the build side. A five-minute introduction between the two of them at the start prevents most of the confusion that happens later. Whoever you hire should protect floors and hallways, keep a tidy site, and follow the building’s rules — the standard that shows up in the best reviews is simple respect for the home, and it is fair to hold everyone to it.
Keep the relationship after the remodel
One last thing: do not let the Home Watch relationship end when the project does. The same company that oversaw your remodel is exactly who you want checking on those brand-new finishes through the summer — catching a plumbing drip before it ruins new cabinetry, or confirming the A/C is keeping humidity off your fresh paint and stone. A remodel is a real investment; a good Home Watch is how you protect it in the months you are not there to notice a small problem becoming a big one.
